The lines of communication work a bit differently because you've hired me to sell your home. When a prospective Buyer inquires about your home they ALWAYS speak with me, the person YOU hired to sell your home! I think that makes the most business sense, but many traditional real estate companies that service real estate in Colorado no longer work that way.
Traditional companies have what is referred to as “floor time”. During office time an agent answers the phone waiting for calls to come in for the homes that the company has listed. When a prospective Buyer calls, unless they specifically ask for the listing agent, they are transferred to the “on duty” agent. The “on duty” agent is not the listing agent. There are many reason why this system is not ideal.
The on duty agent may not have seen the house ~ It is difficult to represent a property well when you have not seen it. If you are struggling to answer a Buyer's questions, you are less apt to convert that call to a client. Consumers want information quickly! And what if the agent manning the phone has a competing listing? It's not uncommon for an “on duty” agent try to steer a buyer to one of their own listings. My listing system is designed so that ALL the calls regarding your property go directly to my cell phone - 24 hours a day!
One of the other big differences in how a RE/MAX company works is that each agent makes all their own marketing decisions. RE/MAX agents are responsible for their own overhead. In traditional companies the owner of the company is responsible.
